Floor Plan Saturday: Low Country Classic

Dear Friends,

Hooray for Floor Plan Saturday!  I’ve got a low country plan that will make you want a rocking chair and pitcher of sweet tea.  I’ve been at the beach all week with my Mom, sister, and the kids so I’ve got relaxation on the brain.  Low country living will do that to a person.

The Arborgate plan is from Living Concepts and has 4 bedrooms and 3.5 baths coming in at 3,371 square feet.   All bedrooms are on the second floor.

 If it were me, I’d have it built with white Hardiplank or white painted brick.  Ahh.

The laundry area is my favorite part of the plan.  I’d probably do a 3-car garage if possible, eliminate the storage room, and make a full-scale mud room.  Of course, all of that is possible with a Sharpie not drawn-to-scale.  :)

The back staircase is an extra-nice feature!  I’ve yet to feature a plan that has that option.

Positives:

-Curb appeal
-Large living room with doors – could be a study or reading room
-Impressive ceilings throughout
-Generous family room with enough space that it is not just a walk-through
-Wet bar option (I’d probably change this to something else)
-Large, bright breakfast space
-Kitchen has a prep island and bar with seating
-Kitchen includes a closet pantry
-Kitchen connects to dining room for easy serving
-Laundry room is off to the side and has a sink
-Coat closet near garage
-An inviting terrace
-Powder room is convenient for a busy family with kids (near garage)
-Back staircase
-Separate vanities in master bath
-Separate closets in master bath (SCORE!)
-All bedrooms have bath access
-Suites 2 & 4 are nice sized bedrooms
-Suite 3 would make a good guest/craft combo – not very large and access to a bath
-The rec room is well-placed and the dormer inserts are fun
-Walk-in attic storage

Negatives:

-Small dining room
-Two car garage (vs Three Car)
-Front loading garage (vs. Side Loading)
-No central hall
-Powder room is convenient for family but may be in messy area for guests
-The master bedroom is not tucked away
-Suite 3 is small
-The upstairs secondary bathrooms have only single vanities

What do you like? I’m a big fan of the natural light this plan appears to provide. What is a negative for you? I love hearing the varying opinions.

P.S.  Happy 11th Anniversary, Mr. C!  Many Saturdays ago, I married my bestie during a beautiful garden wedding.  I’m thankful it didn’t rain so much back in the day.  I feel sorry for all of the brides this summer.
